Major residential scheme revealed for Tullamore
A proposal for over 140 new homes has been signalled for Tullamore as part of a new Large Scale Residential Development (LRD).
Local developers John Flanagan Developments, have indicated in a new planning notice, their intention to apply for planning approval to build a major residential development on land between the Midland Regional Hospital, to the north of Tyrells Road, Harbour Drive, Harbour Walk, the Thornsberry estate and south of Arden at Puttaghan.
Wellwood Housing site, as it's referred to in the planning notice and an accompanying website, involves the demolition of existing buildings on-site and the construction of a Large Scale Residential Development comprising of a total of 148 dwellings, a mix of houses and apartments.
90 houses are proposed in detached, semi-detached and terraced format in both single and two-storey homes encompassing two bed size to four bedrooms, according to the project website.
In addition, there would be 58 apartments in two four-storey blocks, 32 one-bed units and 26 two bed apartments with balconies provided on the upper floor levels.
In a statement, John Flanagan Developments said it is delighted to launch details of the new residential development.
The company said one block of apartments will be specifically designed for the elderly and will be a first of its kind in the town of Tullamore. The apartments would be designed for the elderly to provide "a safe and secure environment within the confines of independent living".
A creche is also proposed to serve the development and the wider area along with public open space areas. The creche is planned as a single storey building with a gross internal floor area of 169sq.m and an associated outdoor amenity/play area.
The housing site will involve the demolition of the old Glenwood factory, which will be the location of the new main entrance to the housing development.
Wellwood residential is a four hectare site that adjoins the Wellwood Healthpark site which was recently granted planning for a 99-bed hospital.
New vehicular access to the site is proposed off the L1024 at Tyrells Road and a 243 surface car parking spaces and 70 bicycle spaces would be provided in the development. A proposed pedestrian/bicycle entrance from Thornsberry, and pedestrian access from Harbour Walk and Harbour Drive estates to link to new areas of public open space on the site is also indicated.
The project, should it progress, would also see the replacement of the existing wastewater pumping station at Arden Vale and diversion of existing watermain and wastewater lines crossing the site including connections to both, the project website detailed.
LRD applications replaced the previous controversial Strategic Housing Development (SHD) process and concern proposals for more than 100 homes. The application is submitted directly to the local authority and can be subsequently appealed to An Bord Pleanála.
